What drives the cost of a new roof

We do not publish price ranges, because every roof is different. But the same factors show up in nearly every estimate.

  • Roof type and material. Foam, tile, shingle, metal, and membrane systems involve very different labor and material.
  • Size and shape. More valleys, hips, levels, and penetrations mean more labor and flashing.
  • Pitch. Steeper roofs need more safety equipment and time.
  • Removal. The number of existing layers and the weight of materials like tile affect tear-off and disposal.
  • Deck condition. Rotted or damaged sheathing found during tear-off adds cost; ask how it is priced.
  • Drainage fixes. Adding crickets, re-sloping, or new scuppers on flat roofs.
  • Access. Tight lots, landscaping, and distance from the street.
  • Permits and HOA requirements. Some HOAs require specific tile colors or profiles.
  • Add-ons. Insulation upgrades, new skylights, solar removal and reinstall.

How to get a clear number

Ask for a written estimate that lists each of these items, and get more than one if you can. See our guide on comparing roofing estimates.
