A roof inspection is useful before you buy or sell a home, after a strong monsoon storm, or when a roof is getting older and you want to plan ahead instead of waiting for a leak.
What a roofer usually looks at
- Surface condition: coating wear on foam, cracked or slipped tiles, missing shingles.
- Ponding areas and drains on flat roofs.
- Flashing, penetrations, and parapet caps.
- Signs of water in the attic or on ceilings.
Ask for photos and a written summary so you can compare any repair estimates.
Questions
Is a home inspection the same as a roof inspection?
Not always. A general home inspector may note visible issues; a roofer can look closer at the roof itself and price any repairs.
