Foam roof maintenance in the desert

Sprayed polyurethane foam can serve a Tucson home well for a long time, as long as its coating is kept up. Here is how it works and what to watch.

How a foam roof works

An SPF roof is sprayed on as a liquid that expands into a seamless, rigid layer of closed-cell foam. It bonds to the deck, fills irregularities, and can be built up to create slope toward drains. The foam adds insulation, which matters in a climate where roofs bake for much of the year.

The weakness of foam is ultraviolet light. Left uncovered, the surface degrades. That is why every foam roof has a coating on top, and why the coating is really the part you maintain.

Common coating types

  • Acrylic elastomeric: widely used, usually white or light colored to reflect sun, generally recoated with more acrylic.
  • Silicone: holds up well to ponding water and UV; new coatings often need to be silicone as well because few products stick to it.
  • Urethane and others: tougher against foot traffic in some formulations.
  • Granules: some roofers embed roofing granules into the coating for added protection against impacts and birds.

Because compatibility matters, it helps to know what was used last time. Keep any paperwork from the previous coating.

Warning signs

  • Chalking: the coating rubs off as a powder.
  • Thin spots where the foam color shows through.
  • Bird pecks: small holes, often near parapets or AC units.
  • Blisters or soft spots, which can mean moisture under the surface.
  • Cracking around penetrations and curbs.
  • Standing water that lingers for days.

Recoat or replace?

If the foam itself is dry and solid, cleaning, patching damaged spots, and applying new coating is often enough. If large areas are wet, delaminated, or badly weathered, a roofer may recommend removing sections or the whole system. Ask the roofer to show you photos of what they find.

Simple habits

  • Keep foot traffic to a minimum; ask service techs to be careful around cooler and AC units.
  • Keep scuppers clear year round.
  • Have small punctures patched quickly before water gets into the foam.

Questions

Is a white coating required?

Not required, but light, reflective coatings are common in Tucson because they reduce heat on the roof surface.

Can I walk on a foam roof?

Light careful walking is usually fine on a sound roof, but heels, tools, and dragging equipment can damage the coating.
