Buying a home? Ask about the roof

A general home inspection notes the roof, but it is not always a detailed roofing evaluation. These questions help fill the gap.

  • When was the roof installed or last replaced, and is there paperwork?
  • What type is it: foam, tile, shingle, built-up, or a mix?
  • For foam: when was it last coated, and with what?
  • For tile: has the underlayment ever been replaced?
  • Any past leaks, and who repaired them?
  • Are any workmanship or material warranties transferable?
  • Has there been storm damage or an insurance claim?

When to get a roofing inspection

If the home inspector flags concerns, the roof is older, or the sellers do not have records, many buyers request a separate roof inspection during the inspection period. A roofer can estimate any work so you can factor it into your decision.
